Coalpit Heath is close to larger local settlements including Yate, Emersons Green and areas of the North Fringe, as well as other parts of South Gloucestershire. It is served by bus and cycle routes on Badminton Road and within a short travelling distance of Yate Railway Station, the A4174 ring road and the M4.
Key to connectivity plan
National Policy requires a vision-led approach to transport planning, where the principles of encouraging sustainable travel are embedded in the design of development at an early stage.
The proposed development will include complementary land uses including a school and commensurate employment, community and retail facilities. Whilst the exact details are still to be confirmed and will depend on commercial interest, it is expected that the Council will secure the principles as part of any planning permission. The development will also provide internet infrastructure to enable residents to work at home. These measures will minimise the need for residents to travel off-site.
The access strategy includes a principal access point that will replace the existing Frog Lane junction with Badminton Road. This will be at the right size to cater for the development traffic and also future projections for how existing traffic on Badminton Road will increase over time. A secondary vehicular access point will connect onto Coalville Road and it is considered at this stage that it would only serve a modest amount of the development. Coalville Road and Woodside Road would also both serve as pedestrian and cycle links for the main body of the Site. The Applicant is willing to provide a connection for the adjacent Bloor Home’s development proposal, should it be considered beneficial by the Council.

A detailed Transportation Assessment will be prepared, which will support the planning application. It will assess the traffic impact that the development’s vehicles have on the local highway network at key junctions. It will set out measures to encourage sustainable travel and it may also propose physical mitigation to deal with the residual traffic impacts that arise from the scheme.

The proposed development also includes a car club with physical spaces on-site, along with strong active travel corridors including cycling facilities and easy way finding to Badminton Road and the local bus stops and cycle routes. It is expected that the development will also provide active travel measures off-site too including physical works and improved pedestrian crossing points.
It is anticipated at this stage that the development will provide bus service enhancements and bus stop improvements. These measures will encourage people to travel without relying on single occupancy car travel.
