The Frog Lane Masterplan promotes low-carbon living by integrating compact urban forms, prioritising sustainable transport and active travel routes, adopting a fabric first approach to maximise energy efficiency, supporting on-site renewable energy generation, and embedding blue and green infrastructure, nature-based solutions throughout the site.
Dwellings are positioned to optimise solar orientation, maximise winter solar gains, and minimise summer overheating.
The layout encourages cross-ventilation, reduces overshadowing, and supports natural surveillance.
Streets and open spaces are designed to enhance micro climate conditions and enable passive cooling.
Dwellings will maximise natural daylight, reduce reliance on artificial lighting, and prioritise dual-aspect homes to support natural ventilation and meet the Future Homes Standard.
A fabric-first approach will be applied, with highly insulated, airtight building envelopes exceeding current Building Regulation standards.
Renewable Energy Generation
Solar PV installed on a significant proportion of dwellings and all suitable rooftops in apartment blocks and mixed use buildings.
Air Source Heat Pumps (ASHPs) are proposed as the primary low-carbon heating solution across the Site.
EV-ready homes, with active and passive charging infrastructure in line with local policy requirements.
Smart and Efficient Systems
Smart metering, user-friendly interfaces, and digital energy dashboards will promote behavioural change and optimise energy efficiency.
Water Management
The proposed development will manage surface water run-off as part of the drainage strategy to ensure that surface water run off in the future will be no greater than it is today, even allowing for climate change.
Ecological Sensitivity
The proposal aims to be environmentally responsive by protecting and enhancing natural habitats during development. New planting will be integrated into the scheme, with careful placement of easements and maintenance access to respect existing features.
Sustainable Travel Choices
The proposal will feature an extensive network of cycle and pedestrian routes. The network of active travel routes encourages sustainable movement and encourages low carbon living.

This strategy is a direct response to the climate and ecological emergencies. Through a comprehensive approach—encompassing energy and carbon reduction, efficient land use, integrated community facilities, sustainable water management, ecological enhancement, and low-impact transport options—the proposed development aims to deliver lasting environmental, social, and economic value while aligning with planning requirements for sustainable growth.
